Can I contact my tenant?

The Residential Tenancies Act 1997 (Vic) (RTA) enforces the tenant’s common law right to quiet enjoyment. All tenants are entitled to reasonable peace, comfort and privacy, and must be able to make full use of their property. Thus, it is an offence for you as the landlord to interfere and prevent the tenant from ‘quiet enjoyment’.

If you would like to communicate with your tenant, we advise you to contact us to speak on your behalf; as we are your property managers, it is more appropriate to communicate with the tenant as we have the knowledge and expertise.

If you insist on contacting your tenant directly, you must inform us and seek independent legal advice. This will involve a meeting with yourself and your tenant that can be facilitated by ourselves. However, we do not advise for this as we pride ourselves as providing hassle-free services at Canaan Real Estate.
